What we develop

Residential communities and subdivisions

Residential land with a credible path through entitlement, infrastructure, phasing and delivery.

Development approach

How we evaluate communities and subdivisions

The same disciplined evaluation we bring to individual residences applies to larger opportunities: site selection, design, cost control and reporting, at a scale where planning decisions shape how people live.

Entitlement, infrastructure sequencing and phasing must hold together before land is worth acquiring, so we pursue a small number of community opportunities carefully.

  • Raw, partially entitled and entitled residential sites.
  • Demand and lot yield that support a practical development plan.
  • Place, circulation and long-term livability considered from the outset.

Evaluation

What we examine on a land opportunity

Approvals

Entitlement path

Current zoning, general plan designation, prior approvals, required approvals, and a realistic timeline for each.

Feasibility

Infrastructure

Water, sewer or on-site treatment, power, drainage, and roadway access — including who must build what, and when.

Sequence

Phasing

Whether the site can be delivered in phases that stand on their own rather than depending on the entire plan completing.

Planning

Yield

Lot count and lot mix that the site and the approvals can genuinely support.

Demand

Market

Comparable community activity, absorption, price positioning, and buyer or builder demand.

Outcome

Exit

Whether finished lots, builder sales, or vertical development is the sensible outcome.

Submissions

Land we would like to see

  • Arizona residential land with a credible path to residential use
  • Raw, partially entitled, or entitled parcels
  • Sites with an identifiable infrastructure and utility strategy
  • Acreage that can be phased sensibly rather than all at once
  • Clear ownership, or clear authority to submit on the owner's behalf
  • Assemblages where the pieces can realistically be combined
