Arcadia

Irrigated lots, mature citrus and Camelback Mountain at the end of the street — Arcadia is where most of our Phoenix rebuilds and remodels happen.

Arcadia is an older Phoenix neighborhood where buyers pay for the lot, not the house. Many original ranch homes are being remodeled or replaced, so the questions here are usually whether to keep the existing structure and how to fit a larger home on the lot without losing the trees and yard that make the street.

Arcadia's character comes from its setting: flat, irrigated lots on Camelback Mountain's south side, lined with mature citrus, ash and pine, and quiet streets with the mountain at the end of them. Most lots run from about 0.35 to 0.80 acres. New construction leans toward modern farmhouse, transitional and warm contemporary designs, alongside full remodels of the original ranch homes.

What's typical here

Typical lots and setting

Lots range from smaller parcels in Lower Arcadia to half-acre-to-acre lots in Arcadia proper, and most are flat. Some lots still receive SRP flood irrigation through neighborhood delivery gates, which affects grading, fencing and where a pool can go.

Mature citrus, ash and pine trees are part of the value. We map the trees worth keeping before design starts.

Hillside and site rules

Most of Arcadia is flat. Lots with a slope of 10% or more, such as some on the lower slopes of Camelback Mountain, go through the City of Phoenix hillside review.

Irrigation easements, alley access and existing utility locations need to be confirmed on survey before the footprint is fixed.

HOA and design review

Much of Arcadia has no HOA, so City of Phoenix zoning sets height, setbacks and lot coverage. Zoning ranges from standard single-family districts in Lower Arcadia to larger-lot estate districts. Some subdivisions have their own HOA, deed restrictions or recorded covenants.

Without an HOA, the neighbors are effectively the design review — we plan construction access, parking and working hours with that in mind.

Homes that fit Arcadia

Single-story and two-story homes in modern farmhouse, transitional and warm contemporary styles are common in new construction here, along with full remodels of the original ranch homes.

Whether a remodel or a rebuild makes more sense depends on the existing structure — we price both before you commit.
