Paradise Valley

Acre-plus lots between Camelback and Mummy Mountain, a Town that reviews hillside homes closely, and estates designed around privacy and views.

Paradise Valley is its own town with its own building department, and it is almost entirely single-family estates. Building or remodeling here is usually about a larger, single-level home on a big lot, with the Town's height, hillside and lighting rules shaping how that home sits on the land.

Paradise Valley is a town of estates set between Camelback and Mummy Mountain, where mountain views, mature landscaping and privacy from the road shape nearly every lot. Lots are large: most run from about 0.95 to 1.16 acres. Single-level estates with guest casitas, deep covered patios and resort-style outdoor living set the tone, in contemporary, desert modern and transitional styles.

Typical lots and setting

Most residential lots are zoned R-43, the Town's one-acre minimum. Flat lots in the valley floor sit alongside hillside lots on Camelback, Mummy Mountain and Mummy Mountain's foothills.

Mountain views, mature landscaping and privacy from the road drive siting decisions on almost every lot.

Hillside and site rules

Lots in the Town's Hillside Development Area, generally slopes of 10% or more and largely on Camelback and Mummy Mountains, go through the Hillside Building Committee, which reviews land disturbance, grading, drainage, exterior lighting, materials and height before a permit is issued.

Town zoning also sets building height, setbacks and lot coverage on every lot.

HOA and design review

Many Paradise Valley neighborhoods have no HOA, so the Town's zoning and building rules apply directly; some subdivisions do have deed restrictions or associations with their own review.

We confirm both the Town requirements and any recorded restrictions for your lot before design is set.

Homes that fit Paradise Valley

Single-level estates with guest casitas, deep covered patios and resort-style outdoor living are typical. Contemporary, desert modern and transitional styles are all common.

Remodels often mean adding space, rebuilding outdoor areas or updating an older estate to current systems and finishes.

This page covers custom homes and remodels for homeowners. For land, teardown and development opportunities in this area, see Paradise Valley Development.
