Troon
Custom builds and whole-home remodels in Troon, north Scottsdale.
Troon is a separate community from Troon North.
Troon is centered on Troon Mountain and the private Troon Country Club, at the base of Pinnacle Peak and the McDowell Mountains. It has about 1,300 homesites in 12 subdivisions — some guard-gated, some gated and some not. Many homes date from the 1980s and 1990s, so a large share of our work is remodeling and updating established homes.
Established streets wind among granite boulders, washes and saguaro, with the city lights to the south.

Typical lots and setting
Homesites range from golf-course frontage to quieter interior streets and hillside lots, many with mountain views.
Hillside and environmental rules
Parts of Troon may fall under Scottsdale's Environmentally Sensitive Lands (ESL) overlay, confirmed parcel by parcel. How ESL works
On many lots, native boulders and vegetation decide where additions, pools and outdoor living can go.
Check the lot's plat and community guidelines for a defined building envelope, which limits where the home can sit.
We confirm these limits for your specific lot before design begins, so the plan works with the land rather than against it.
HOA and design review
Each Troon neighborhood association has its own design guidelines. Exterior remodels, additions and new homes typically need association approval in addition to City of Scottsdale permits.
We prepare drawings with the guidelines in mind and work through the review, so the design you approve is one the community will approve too.
Homes that fit Troon
Many original homes are Santa Fe, territorial and early desert contemporary designs. Updating them into cleaner desert-contemporary homes, with larger windows, opened floor plans and improved outdoor living, is common.
Deep overhangs, shaded patios and rooms placed for the views make the most of these lots.
On some lots a full remodel gives you the home you want; on others the existing structure limits what's possible and building new is worth comparing. We'll give you a straight answer.
