Fountain Hills
Hillside homesites with views to Four Peaks and the McDowells, in a town whose rules are written around its slopes.
Fountain Hills is its own town east of Scottsdale, and much of it is built on hillsides. Lots that look affordable can carry real site costs, so we look at slope, access and the Town's hillside rules before anyone falls in love with a floor plan.
Fountain Hills is a hillside town east of Scottsdale, and its slopes are its appeal: homesites rise above the town with long views east to Four Peaks and west to the McDowell Mountains, set against open desert. Most lots run from about 0.23 to 0.50 acres. Homes here are designed to make the most of the hillside, stepping down the slope with walk-out lower levels or split pads, large view windows and shaded terraces.

Typical lots and setting
Many lots are on hillsides, which can mean long driveways, retaining walls and stepped foundations. Views east to Four Peaks and west to the McDowells are what most owners are paying for.
Hillside and environmental rules
The Town limits how much of a hillside lot can be disturbed, based on slope, and protects natural washes and vegetation. Some lots carry hillside protection easements that cannot be built on.
HOA and design review
Many areas have no HOA and follow Town rules directly; gated communities have their own design review.
Homes that fit Fountain Hills
