Every part of Scottsdale builds differently

Building in an established central neighborhood is a different job from building on a desert or foothill lot in North Scottsdale. The neighboring homes, natural features, community rules and utilities all shape the home that fits.

Desert and foothill lots

On larger desert lots, the land itself often decides where the home can go: slopes and grading limits, natural area open space, washes and drainage paths, the driveway length and how construction can reach the site, and how far utilities need to be extended.

Much of North Scottsdale falls under the City's Environmentally Sensitive Lands (ESL) overlay, confirmed parcel by parcel.

Remodel, expand or rebuild

If you own an older Scottsdale home, a whole-home remodel or addition may be the right answer. On some lots the existing house no longer makes the best use of the site, and a new home is worth considering.

Community design review

Most Scottsdale golf and desert communities have their own design guidelines and review committee on top of the City's permits. We work through both, so the design you approve is one the community will approve too.
