Grayhawk

Whole-home remodels, additions and custom rebuilds in Grayhawk.

Grayhawk is a master-planned community in north Scottsdale, built around Grayhawk Golf Club and its two courses, Talon and Raptor. Most homes were built in the late 1990s and 2000s by production and semi-custom builders, so homeowners here usually come to us to remodel, expand or fully rebuild a home they already own.

Trails and washes run between its neighborhoods.

What's typical here

Typical lot size
0.17 to 0.26 acres

Based on recorded single-family sales, Maricopa County records.

Typical lots and setting

Lots in Grayhawk are mostly smaller and flatter than in the desert communities farther north, many backing to the golf courses or open desert.

Neighborhoods range from gated enclaves to open streets close to schools, parks and shopping, which is a big part of Grayhawk's appeal.

Site planning

On a smaller lot, the design work is about using every square foot well: where an addition can go within the setbacks, how the pool and outdoor living fit, and how to keep privacy from neighbors and the course.

Golf-course and wash-adjacent lots can carry their own limits on walls, fences and landscaping, which we check before design begins.

We confirm the City of Scottsdale requirements for your lot, along with anything recorded on the plat.

HOA and design review

Grayhawk has a master association and, in many neighborhoods, a sub-association, each with design guidelines. Exterior changes such as additions, new windows, roof changes and paint colors typically need approval.

We prepare drawings with those guidelines in mind and work through the review on your behalf, so construction can start on schedule.

Homes that fit Grayhawk

Many original homes are Tuscan, Spanish and Santa Fe styles, and updates are made within what the association allows.

Typical projects include opening up kitchens and great rooms, adding a casita or second primary suite, reworking the back yard for indoor-outdoor living, and replacing dated finishes and systems throughout.

Where a home no longer works for the lot or the family, we compare a full remodel with building new and give you a straight answer.
