North Central Phoenix

Teardown rebuilds and whole-home remodels in one of Phoenix's most established neighborhoods.

North Central Phoenix is the established neighborhood along the Central Avenue corridor, roughly between Bethany Home Road and Northern Avenue. Many lots still have flood irrigation, big shade trees and original ranch homes from the mid-twentieth century, so most of our work here is either a full remodel of an existing home or a new home built in its place.

A bridle path runs along Central Avenue, and the neighborhood keeps a quieter pace than its central location suggests.

What's typical here

Typical lot size
0.26 to 0.39 acres

Based on recorded single-family sales, Maricopa County records.

Typical lots and setting

Lots are mostly flat and generous by central Phoenix standards, and flood irrigation keeps lawns and gardens green through the summer.

Many streets are quiet and close to the city's center.

Because the land is flat, the design questions are usually about privacy, shade, where the yard and pool go, and how a larger home sits beside its older neighbors.

City rules and site planning

North Central Phoenix is in the City of Phoenix, so permits, zoning, setbacks and height limits come from the City. We confirm what applies to your specific lot before design is set.

On irrigated lots we plan the grading, the pool and the hardscape around the irrigation, so the water still reaches the trees and yard after construction.

Some streets have historic or neighborhood character the owners want to keep, which we take into account when placing a new home or addition.

HOA and neighborhood review

Many North Central Phoenix streets have no HOA, so the City's rules apply directly. Some subdivisions have recorded deed restrictions of their own.

We check both the City requirements and any recorded restrictions for your lot early, so there are no surprises once drawings are underway.

Homes that fit North Central Phoenix

New homes, often modern farmhouse, transitional or warm contemporary, are usually single-level or have a modest second floor, set back behind mature landscaping.

Remodels usually mean opening up an older home, adding space, updating systems and rebuilding the outdoor living areas.

When an existing home is in poor shape or in the wrong place on the lot, we compare a full remodel with building new and give you a straight answer on which makes more sense.
