Storyrock
New custom homes on larger desert homesites in Storyrock.
Storyrock is one of north Scottsdale's newer master-planned communities with gated neighborhoods, set beside the McDowell Sonoran Preserve. Because the community is still relatively new, most of our work here is building a new custom home on a homesite, rather than remodeling an older house.
Streets are newer and quiet, with the desert left largely untouched between homes.

Many homesites look out over the McDowell Mountains and open preserve land.
Lots vary considerably in slope, view direction and how much natural desert must be kept, so two lots of the same size can support very different homes.
Hillside and environmental rules
Parts of Storyrock may fall under Scottsdale's Environmentally Sensitive Lands (ESL) overlay, confirmed parcel by parcel. How ESL works
Washes, natural area open space and protected native plants are confirmed for each lot, and they shape the driveway, the pool and the outdoor living areas as much as the house itself.
We review these limits with you before design starts, so the plan is built around what the land allows.
HOA and design review
Storyrock has its own design guidelines and review process covering the home's placement, height, materials, colors, lighting and landscaping.
New homes go through community review as well as City of Scottsdale permits. We prepare drawings with the guidelines in mind and manage both reviews, so approvals don't hold up construction.
