Scottsdale and North Scottsdale
Luxury residential development in Scottsdale and North Scottsdale.
From established infill neighborhoods to older estates and larger desert parcels, Scottsdale calls for site-specific development. We evaluate new homes, renovations and expansions for resale, and possible replacement in the context of each submarket.
Conceptual illustration
Different development contexts
Scottsdale has to be read property by property and submarket by submarket.
Established-neighborhood infill and larger desert or foothill parcels present different questions. Surrounding residences, natural features, community requirements, utilities and buyer expectations shape the intended home. “North Scottsdale” is market language, not a single zoning condition.
Larger desert and foothill properties
Natural conditions can define the usable site.
For applicable properties north and east of the Central Arizona Project canal, Scottsdale’s Environmentally Sensitive Lands standards may affect disturbance, density, hillside conditions and natural-area preservation. Washes, drainage, topography and existing easements may also shape the buildable envelope. These conditions are not universal across North Scottsdale and must be confirmed for the individual parcel.
- Topography, slopes and likely grading limits.
- Natural Area Open Space or other recorded easements where applicable.
- Washes, drainage paths and floodplain information.
- Access, driveway length and construction logistics.
- Utility availability, extensions and associated site costs.
- Community design standards or association requirements where applicable.
Established-neighborhood infill
Closer-in properties present a different feasibility question.
In established parts of Scottsdale, the opportunity may be an older residence on a smaller or more constrained lot. Setbacks, neighboring homes, access, alley conditions, existing utilities and the prevailing residential pattern can matter more than desert-site disturbance. The intended residence must fit the immediate context as well as the broader Scottsdale market.
Older estates
Replacement is only one possible outcome.
Some older estate properties may support a substantial renovation or expansion for resale; others may warrant a replacement study because of condition, layout or position on the lot. We compare those development paths using property-specific scope, cost, schedule and market evidence rather than assuming that age alone makes a home a teardown.
Market underwriting
The likely buyer and competing product change across Scottsdale.
Comparable evidence is selected for the relevant setting and product—not for the city as a whole. We consider what buyers appear to support in that submarket, how the proposed residence would compete, and whether the acquisition basis leaves room for design quality, sitework, professional costs, construction, schedule and material risk.
Opportunities we want to see
Premium Scottsdale properties with a defensible residential use.
- Premium residential lots in established Scottsdale submarkets.
- Larger desert or foothill parcels with a credible access and utility path.
- Older estate properties suitable for remodel, expansion or replacement review.
- Infill properties where the existing residence may not represent the site’s strongest use.
- Listed or off-market opportunities with clear ownership or authority to submit.
- Properties where site constraints and market support can be evaluated directly.
Submit a Scottsdale property
A private review and a direct answer on fit.
Submit the address or parcel number, price expectation, timing, authority to submit and any available survey, plans or property documents. We provide a reference number, review the property privately and follow up with specific questions where needed. We then respond directly on whether the opportunity fits our current focus.
This is a development review, not an appraisal, offer, approval or commitment to transact. Applicable requirements must be confirmed for the specific parcel with the City, utility providers, association and appropriate professional advisers.
